Spring break brings pause to real estate market

The end of March is quickly approaching, spring has arrived, and we are ready for some warmer weather! Last week we recorded a total of 1,636 documents, down by 200 documents from the previous week, but that’s still a good amount considering last week was spring break for Knox County schools.

Of the 158 deeds we recorded, two were commercial real estate transfers over $1 million. The total value of these 158 deeds came to $87,798,648. The highest value property transfer included 24 different residential properties. Richey Properties, LLC sold the properties to Paradox Enterprises, LLC for $6.45 million dollars. The second commercial property to change hands for more than $1 million was 10533 Murdock Drive. This is currently undeveloped property where Murdock Drive and Dutchtown Road meet. Vision Investment Partnership et al, sold the 13-acre property to Lexington-Simmons, LLC for $1.71 million.

The number of loans we recorded last week came to 427 which isn’t bad! The grand total of all the loans was over $119 million. Of those, 13 were for more than 1 million, with the largest loan obtained from Mountain Commerce Bank for $4.5 million. There were three loans in the $2 million dollar range—Bank Five Nine funded $2.9 million, TN Bank $2.7 million, and Mountain Commerce Bank $2 million.

The first three months of 2022 look good, as far as monetary totals, even with fewer deeds recorded than 2021. I would think the limited inventory of homes on the market for sale is the reason for the small decrease in quantity of last year.
