Happy 250th Birthday, America! I know without a doubt there is no other country I would rather call home. I hope everyone had a blessed and safe Independence Day, enjoying the many freedoms we have in this great nation.
Last week ended on Thursday, July 2, 2026, due to the observance of Independence Day on Friday. Although it was a shortened week, we saw an increase in the value of transfers and mortgages compared to the prior week. We recorded 379 loans on trust deeds with a cumulative value of $260.73 million. This was 19 fewer instruments than the week before, but carried $65 million in additional value. Similar to the prior week, we processed 20 mortgages totaling $1 million or more. The increase in value was captured through four loans totaling over $10 million. Lument Real Estate Capital LLC backed the largest loan of $48.28 million. The second biggest mortgage was for $30 million, financed by Bank of Tennessee. The last two, over $10 million, were backed by Centennial Bank and Renasant Bank for $12.58 million and $11.58 million, respectively.

On the sales side of real estate, we processed 379 property transfers presented as warranty deeds with an aggregate value of $213.03 million. This is just under 100 additional property sales and $11 million in additional value compared to the week prior. Twenty-seven properties sold for $1 million or more, with 10 being commercial transfers. Only four were commercial transactions the week before.
Sysco Food Services’ property was the most valuable transfer of the week. Located at 900 Tennessee Avenue, the property is visible from I-275 between the Woodland and Heiskell Avenue exits. Sysco Knoxville, LLC, sold the property to SYKNT001, LLC for $42 million.

The next-largest sale was for a commercial building at the corner of Gilbert Drive and Dalen Lane, just off Lovell Road. Caldwell Warehouse LLC sold the property at 700 Dalen Lane to Camcay II, LLC for $10.25 million.
Moving to East Knoxville, there was another development transfer in the Strawberry Hills Subdivision. Maverick Development Group Inc. sold 63 additional lots in the subdivision located on Brakebill Road. DSLD Homes (Southeast), LLC completed that purchase at $6.08 million. Just 10 miles away, the Reserve at Three Ridges is back on the list for more development in the rental neighborhood located on Millertown Pike. The D.R. Horton subsidiary, DHIR Knoxville I LLC, sold 19 lots for $5.03 million. Per business as usual, EASFR Three Ridges POE, LLC completed the sale.
The Goddard School of Hardin Valley changed hands again last week. ALP Knox Hardin Valley Propco LLC purchased the property in April of this year for $4 million. Last week they collected $4.93 million on the sale to Gesse Properties LLC.
O’Charley’s Restaurant in Turkey Creek sold for $4.6 million last week. Store Master Funding I LLC sold the property located at 11036 Parkside Drive to KASADA LLC.
A newer rental townhomes complex transferred in North Knox County. The Bent Branch Subdivision, which started filing notices of completion in 2023, is located about five minutes from I-75 at Emory Road on Copeland Road. The property was transferred from Bent Branch, LLC to HTC Bent Branch for $4.14 million. Heading east from there, a commercial building changed hands on Clinton Highway. 7659 Clinton Hwy, LLC sold the property to Powell Industrial, LLC for $2.44 million.

Another development is in progress in West Knoxville on Fox Road. Mesana Investments LLC sold 28 lots in the Foxborough Hills Subdivision. Foxborough Partners LLC completed the transaction at $2.35 million.
Lastly, the Super 8 Motel at 341 Merchant Drive changed owners. ADM LAXMI LLC purchased the long-standing business from Southside Leasing Company for $1.5 million.
