The last week of May was fairly busy in the Register’s office. We recorded a total of 1,542 new documents pertaining to real property. On the financing side of things, we recorded 357 trust deeds with a cumulative value of $145.11. This is very similar to the financing activity recorded two weeks ago. In total, twelve mortgages were recorded with values of $1 million or more. Lincoln National Life Insurance Co backed the two largest loans at $12.82 and $12.88 million. Knoxville TVA Employees Credit Union funded the third highest mortgage at $10 million. The other high-value loans are outlined below:

There were 259 property transfers recorded on warranty deeds with an aggregate value of $130.56 million. Roughly 50 less sales reflect $12 million less in value when compared to the week prior. Similar to that week, however, 16 properties had sales prices of over $1 million and four were commercial transactions.

The largest sale of the week was for development in the Emory Green Townhome neighborhood on West Emory Road. Ball Homes, LLC purchased 32 lots from Emory Road Partners, LLC for a total of $6.597 million.

The Reserve at Three Ridges townhome neighborhood was on the list again as well. The DR Horton subsidiary, DHIR Knoxville I, LLC, sold nine more rental units in that development. EASFR Three Ridges POE, LLC completed that purchase for $2.38 million.

1640 Island Home Avenue changed hands during the week. Cadillac Sixteen, LLC purchased that parcel from a private party for $2.25 million.

Lastly, 8083 Kingston Pike sold across from TJ Maxx at Downtown West. The property that holds Kar Kare Muffler and Mr. Handyman, along with other offices, transferred to M & P Properties, LLC for $1.0 million flat. Regions Bank was listed as Trustee on the transaction.

To recap May as a whole, we recorded 1,566 trust deeds valued at $921.6 million. On the sales side of real estate, we recorded 1,110 warranty deeds with a cumulative value of $509.3 million.
