Spring is in the air… and by that, I mean pollen is in the air. I hope everyone is making it through with minimal suffering and still enjoying the beautiful weather.
During the week of April 6-10, 2026, a total of 1,689 documents were recorded in the Register’s office. Among those were 480 trust deeds, or loans, valued at $168.85 million. The largest loan of the week was $8 million, funded by Home Federal Bank of Tennessee. The next highest was $7.35 million, loaned by Citizens Bank. The other high-value loans are outlined below:

On the sales side of real estate, 268 property transfers were recorded via warranty deed with a cumulative value of $172.46 million. There were 11 sales over $1 million, of which 6 were commercial transactions. The most expensive transfer was a commercial office building at 900 S. Gay Street. Hertz Knoxville One, LLC sold that high-rise to Apex Bank for $44.17 million.
Also downtown, the building and parking lot on the corner of Cumberland Avenue and Henley Street changed hands last week. Cadillac Sixteen, LLC sold the property at 617 Main Street to Drury Development Corp for $13.8 million.

The third most expensive transfer was the sale of two adjoining pieces of land on Poplar Farms Lane off W. Emory Road. Poplar Farms Holdings, LLC, sold a 32.6- acre parcel and a 27.7- acre parcel to Mesana Investments, LLC for $9.8 million.
Another high-value transaction included two apartment buildings on Washington Avenue in East Knoxville. SKAPA Properties, LLC sold the buildings at 2114 and 2300 Washington Avenue to Klout Capital, LLC for $1.6 million. Next, the Budget Brakes location at 2504 N Broadway sold not far from there. NS Retail Holdings, LLC purchased the parcel from 1112 Properties, LLC for $1.45 million.

Moving west, The Westfield Center at 305 Westfield Road changed ownership. Westfield Road adjoins Kingston Pike to Papermill just west of Calhoun’s on Bearden Hill. GDP Properties, LLC Series 706 purchased that property from Solange Holston, LLC for $1.42 million.
