FBI property sold, Top Golf coming to Farragut

Welcome Spring! I know we’re all ready to enjoy this great weather, sunshine, and flowers.

The week was another busy one with more than 2,200 documents recorded. Of those, 286 were warranty deeds and 655 were trust deeds.

The 286 property transfers came to a grand total of $129 million. Several of those warranty deeds were commercial property transactions, the most valuable being the property of the Knoxville office of the FBI located in Dowell Springs on Middlebrook Pike. This property, sold by CFP FBI-Knoxville LLC to EGP 1501 Knoxville LLC, changed hands for $31.25 million.

On Friday I was glad to report on my Facebook page that Top Golf is coming to the town of Farragut. This is a great deal for Farragut and will be a well-visited entertainment venue. It will be located on Outlet Drive, just west of Cotton Eyed Joe. The new owner, TN Knoxville Furrow LLC, purchased the property from Furrow Family Partnership, LP for $8.14 million. Look for construction to begin very soon!

Two other transfers over a million included five developed lots in the Hardin Valley area sold by Turner Homes LLC to Red Rocks TN2 LLC for $1.186 million, as well as the Dialysis Center located on Ailor Avenue. This property was sold by ProHealth Properties GP to Bam-Ten Properties LLC for $2.67 million.

Lending for the week resulted in 655 loans valued at $166.27 million. The lenders with the largest loans of the week were (total of loans over $1 million are listed):

  • Home Federal Bank of Tennessee – $2.0 million
  • Mountain Commerce Bank – $2.01 million
  • Corvest American Finance – $2.23 million
  • Community Trust Bank – $5.7 million
  • Morgan Stanley Bank NA – $18.12 million

The interest rates are still low so if you want to save some money through re-financing your current loan, now is a good time to do it.
