What a busy time in County Government! The Register’s Office got caught up in the whirlwind for a minute, but we are touching back down and checking back in with you, the great citizens of Knox County.
I am Sherry Witt, and I am your new Knox County Register of Deeds. I want to start by giving my sincere thanks to the people of this wonderful place we get to call home. I was born and raised in Knox County, and it is an honor to continue serving you. I promise to serve with the integrity and transparency you have come to expect.
Three weeks have passed since we provided an update on real estate activity in Knox County. We have been busy with the transition within the office, but the real estate market has been quite active, nonetheless. During the span from August 24 through September 11, 2026, we have recorded 4,468 new instruments pertaining to real property.
We have processed a total of 947 new trust deeds financing property with a cumulative value of $429.29 million. The week ending August 28th boasted $160 million in financing, with the last two weeks reporting $130 million and $138 million, respectively. Over the three weeks, we have recorded 38 loans with values of $1 million or more. More Originator LLC recorded the largest trust deed at $55 million. City National Bank backed the next largest loan at $17 million, and SmartBank was next at $15.75 million. The other loans over $10 million were: Home Federal Bank of Tennessee at $13.4 million, United Community Bank at $12.8 million, and First Horizon Bank at $12.2 million. Citizens National Bank, FirstBank, Enrichment FCU, Pinnacle Bank, and TNBank were among others financing loans between $1 and $2 million. The other loans recorded at $2 million and above are outlined below:

On the sales side of real estate, we processed 635 warranty deeds on land with an aggregate value of $314.13 million. This included 45 property transfers with price tags of $1 million or more. Eighteen of those sales were commercial properties.
The largest transfer of the period was for a new self-storage facility across form Cheddar’s Scratch Kitchen on Clinton Highway. Clinton Self Storage, LLC sold the property to BVDSS Knoxville Owner, LLC for a total of $12 million.
Next, the Holston Gases building at 545 Baxter Avenue changed hands. Holston Gases sold that property to Essex Ventures, LLC for $7.37 million.
Another high-value transfer took place off Middlebrook Pike. WD Knoxville, LLC purchased 1219 Hilton Road from PLX Properties LLC. That property, containing 17 acres and three commercial buildings, brought $6.1 million to the closing table.
The last two transfers we are going to look at are showing yet more development in Knox County. A Private party sold 40.5 acres across from Valley Ridge Apartments on East Beaver Creek in Powell. Homestead Land Holdings, LLC put up $4 million to secure that deal. Finally, D.R. Horton, Inc. made another purchase from Mesana Investments LLC. With a price tag of $4.69 million, they secured 62 lots in phase two of the Bellhaven Subdivision.
