It’s hard to believe it is already October, but I am thankful for the cooler weather. I am looking forward to fall colors and campfires. The Vols are looking good every Saturday, so that is always a plus.

Picking up where we left off last time, we are going to recap the rest of September. Moving forward we hope to give monthly summaries of the real estate activity in Knox County. For the period of September 14 – 30, 2026 we recorded a total of 4,011 new instruments pertaining to real property.

During the last three weeks of September, we recorded 912 new trust deeds financing property with a cumulative value of $328.30 million. This included 36 loans with a value of $1 million or more. Mid River Funding, LLC backed the largest mortgage at a whopping $39.18 million. Maxim Credit Group funded a loan for $9.80 million and FirstBank had two loans at $9.47 million and $2.30 million. Regions Bank processed one loan for $5.00 million and a second for $1.00 million. Pinnacle Bank was the most active high-value lender, appearing on the list six times with loans ranging from $3.00 million to $1.00 million.

The other high-value loans are outlined below:

In sales, we recorded 620 new warranty deeds on land worth $314.46 million. There were 34 transfers with price tags of $1 million or more. Sixteen of those were commercial properties.

The largest sale of the period was a parking lot behind Fort Sanders Hospital located between Forest Avenue and Highland Avenue. 908 Knoxville Property Investors, LLC purchased that parcel from G&C Smith Limited Partnership for $14.5 million.

The next most expensive transfer was for 100 acres off Mine Road in East Knoxville. A private party sold to RAMAR Land Corporation for $7.25 million.

The Medical Arts Building on Parkwest Boulevard sold for $7.2 million. Covenant Health purchased that property from F&H Partnership LLC and a private party.

Knox Healthcare Properties, Inc. made a large purchase at the corner of Hobbs Road and Kingston Pike. 12823 Kingston Pike, LLC sold what was formerly Summit View of Farragut on five acres of land for $6.3 million.

Downtown, ASR Kress, LLC acquired several units in the Kress Building on South Gay Street. JOT Development, et al. collected $6 million on two units, Jackson Central Properties, LLC collected $1.9 million on two units, and At the Kress, LLC collected $3.25 million on Unit 201.

An industrial facility located at 11110 Gilbert Drive off Lovell Road also changed hands. Sago Knoxville Industrial, LLC paid $5 million to Caldwell Manufacturing, LLC to secure that property.

Ian’s Market on John Sevier Highway sold. A private party sold the property to Boghani Properties LLC for $3.2 million. Then, over on Asheville Highway, the KARM Distribution Center sold. Aubrey’s, Inc. collected $2.3 million from CUS Investments GP on that transaction.

Lastly, 14 additional lots were sold in the Reserve at Three Ridges. DHIR – Knoxville I, LLC, a DR Horton subsidiary, sold the lots to EASFR Three Ridges POE LLC for a cumulative $3.975 million.
