Real estate transfers exceed 2021’s, barely

There’s no place prettier than Knox County in spring and I think we are all glad it has arrived! It seems many people feel the same, as we continue to welcome folks from other states who are moving to our area.

Included in last week’s 1,184 documents were 213 Warranty Deeds with a total value of $80.33 million. Three properties with prices over $1 million were recorded, all of which were commercial properties.

The most expensive property on the list is the Microtel at 309 N. Peters Road in the Cedar Bluff area. Upasani Investment LLC which owned the hotel since 2008, sold it to North Peters LLC for $4.25 million.

An undeveloped 3.8-acre lot in the Westbridge Business Park in West Knoxville was the second most expensive transfer. A private party sold the lot next to the American Paper & Twine company on Redfern Lane to BFS Real Estate LLC for $1.2 million.

500 Lake Street

The final sale over $1 million was a two-building apartment complex next to the Tennessee Valley Fairgrounds in East Knoxville. Windmere Apartments, at 500 Lakeside Street, was purchased by Roslor TN Associates LLC for $1.1 million.

On the financing side of things 272 Trust Deeds (loans) were registered last week. The total value of the loans was $124.48 million with the largest valued at $33.6 million. UMB Bank NA backed that loan. Another huge loan was recorded at $10 million, backed by Pinnacle Harbor LLC. The others over one million were:
