Today is Election Day in Knox County! Be sure to exercise your civil liberty and cast a ballot. Local government plays a big role in our day-to-day lives as Knoxvillians. Your vote matters, and I would love to have your continued support as I pursue the office of Trustee. If elected, I promise to continue serving the citizens of this great county with integrity and transparency.

The last week of July was a busy one. We recorded 2,168 new documents, over 500 more than the week prior. This included an uptick in both property transfers and mortgages.

We recorded a total of 417 new trust deeds on land with a cumulative value of $226.39 million. That is 61 additional mortgages and $100 million more in value over the week prior. There were 14 loans with a value of $1 million or more, three were greater than $10 million. United Bank backed the largest mortgage of the week at $54.85 million. Walker & Dunlop, LLC financed the next two high-value loans at $32.15 million and $15.52 million. The other trust deeds over $1 million are outlined below:

On the sales side of real estate, we recorded 286 warranty deeds on land with an aggregate value of $162.06 million. This is just over 50 more transactions than the week prior and nearly $60 million in additional value. In total, there were 18 transfers with a value of $1 million or more. Six of those were commercial properties.

A rental home complex in Strawberry Plains was the largest sale of the week. Knoxville Investors I, LLC & Knoxville Investors II, LLC purchased Strawberry Meadows Townhomes for a whopping $24.4 million. Eddie D & C Investments, LLC was the seller that collected the check on the transaction.

The famous Southern Railway Station located on W. Depot Street changed hands. 100 W Depot Investors, LLC bought the property from Knoxville Southern Station, LLC for $3.8 million. In a separate transaction, W Depot Investors, LLC purchased the adjoining parking areas at the corner of N. Central and W. Depot next to the station. White Lily Partners, LLC collected $3.8 million on that sale.

Moving back east to Asheville Highway, East End Liquor Store and DNK Smoke Shop have a new owner. DNK, LLC bought that property from Whiskey, LLC for $2.5 million.

The Women’s Suffrage Museum is slated to open on Gay Street in 2028. Suffrage Coalition, Inc. bought the property next to Dazzo’s Pizza for $2.42 million. Hatcher Hill Properties, LLC was the grantor on the transaction.

The last high-value transfer was in Bearden next to Mercedes Place Shopping Center and Smoothie King. Newcom Exchange Coordinator, LLC purchased 4829 Newcom Avenue from a private party for $1.2 million.

Throughout the month of July, we recorded a total of 7,993 new instruments pertaining to real property in Knox County. We processed 1,684 new trust deeds financing land with a cumulative value of $718.96 million. Warranty deeds showing a transfer of ownership made up 1,181 new transactions on land valued at $599.57 million.
