The Register’s office was happy to see everyone who came to the city of Knoxville’s Neighborhood Resource Fair this last weekend. It was a good turnout, and we were able to spread the message about our Property Fraud Alert Program. We were thrilled to hear that so many of you have already signed up! Between August 7 and August 11, 2023, a total of 1,275 deeds were recorded. Among them, there were 283 loans (Trust Deeds). The Trust Deeds had a cumulative value of $89.32 million, while the Warranty Deeds had a total value of $108.26 million.
Four loans backed by commercial institutions were over $1 million. The largest of the week, $3.55 million, was backed by Bank of America NA. SmartBank had the second highest loan for $2.6 million, Rocket Mortgage lent $1.38 million and Community Trust Bank Inc. lent $1.25 million.
215 Property Transfers helped make up the total documents and together had a total value of $108.26 million. Nineteen properties that sold last week were million-dollar properties, seven of which were commercial properties.
The highest price tag on a piece of property last week was $5.7 million. The Tillery Self Storage complex at 115 Tillery Rd was sold by Tillery Properties LLC to Four Seasons Storage of Tillery LLC.
Clinton Highway property
Two of the commercial properties were purchased and then sold in the same week. WBB & PCB Properties LLC sold the property at 4733 Clinton Hwy., home to National Auto Parts, to NR Auto Store 40 LLC for $1 million. NR Auto Store 40 LLC also purchased the adjoining property, 4725 Clinton Highway, from Clinton Highway Properties LLC for $3.9 million. Then, NR Auto Store 40 LLC turned around and sold both properties to NNN REIT Inc. for $5.39 million.
On East Emory Road a new neighborhood, Mockingbird Meadows, is going in. Emory Land LLC sold 60 parcels to D.R. Horton Inc. for $4.43 million.
Glossy Dwellings LLC sold 18 residential properties to Equities TN Association LLC for $1.89 million. And the last of the million-dollar-plus purchases was for three residential properties sold by VM Pronto to Alto Asset Company 5 LLC for $1.07 million.
