Cheddar’s on Kingston Pike sells for $5.48 million

During the second week of July 2023, the office recorded 1,344 deeds including 301 Trust Deeds (loans) and 236 Warranty Deeds (property sales). The total loans were valued at $95.95 million and included 10 loans over one million dollars. The largest loan obtained was funded by Truist Bank for $7.5 million. The other nine came in under $4 million:

236 property transfers came to $96.71 million. Of the eight sales over $1 million, five were for commercial properties ranging from $1 million to $5.48 million.

The Annor Academy on Foxvue Rd has obtained a 6.3-acre property that abuts its current campus property. A private trust sold the property to The Islamic Education Foundation of Knoxville (IEFK) Inc. for $6 million.

Another million-dollar property was 19 combined tracts of land just off N Central on W Morelia Ave. Cleghorn Properties purchased the metal yard business one year ago for $850,000 and sold it last week to 225 W Morelia Partners for $1.21 million.

The property and buildings behind the Surin of Thailand Restaurant at 6215 Kingston Pike was another sale recorded last week. Anthony Cappiello Jr. sold the property to Kingston 6215 LLC for $1.75 million.

The sale of a 3.57-acre lot at 1811 Commons Point Dr. in west Knoxville closed last week as well. The College and University Professional Association for Human Resources sold the parcel to Gibson Ventures LLX for $2.65 million.

The most expensive property on the list is also the most visible – the property of Cheddar’s Scratch Kitchen, 8390 Kingston Pike, was sold by CH Knoxville Tennessee Landlord LLC to FCPT Holdings LLC, a Delaware company, for $5.48 million.
