New construction and loans keep register’s office busy

The trend is still moving up and so, apparently, are the residents of Knox County! We had another heavy week as far as property transfers were concerned. There were one more transfer and a significant increase in dollars compared to last week. We recorded 303 transfers for a total of $91.37 million.

The largest property sale this week was between Pellissippi Partners LLC and Williams Pellissippi Partnership for property on Cherahala Drive in the Pellissippi Corporate Center. This property changed hands for $9.4 million. The second-highest sale was $5.96 million between RCG-Chapman LLC and Hatcher Hill Investment Group VII LLC for the shopping centers on both sides of the Kroger on Chapman Highway.

The Chapman Highway property was also the largest loan recorded for the week. Of the $92.68 million in loans, Hatcher Hill Investment Group VII LLC obtained the largest loan of the week, $4.76 million from Pinnacle Bank. Another large commercial loan, $3.49 million, was from Fifth Third Bank to White Properties II LLC. The property associated with this is on Callahan Road in North Knoxville.

New construction is still going strong. Just last week, D. R. Horton Inc, one of the largest new home builders in the U.S., purchased 59 lots in the Avian Forest Subdivision. Knox County is growing!

So that you know: When you have paid off your mortgage, your bank sends a release of deed of trust to be recorded in our office. We return those to the bank after recording so the bank can close out their paperwork.
