As East Tennessee gets further into the spring selling season, buyers may be encouraged to know there are more options available than this time last year, especially in the $350,000-and-under price range.
According to recent market data, there are 5% more homes available in this price range compared to the same period last year. That represents approximately 300 additional choices for would-be buyers, including first-time buyers, who are hoping to purchase a home.
“For buyers who may have stepped back from the market over the past year, this spring could be a good time to take another look,” said Andrew McGranaghan, CEO of Wallace Real Estate. “We are seeing more active listings, which means buyers have more choices. The data also shows that buyer activity is increasing. Homes under contract in the $350,000-and-under price range are up about 10% compared to last year, signaling that more buyers are beginning to re-enter the market. In addition, 2% more homes in this price range have sold so far this year, indicating that buyers are successfully finding homes that meet their needs.
From January through April 2026, the median sales price in East Tennessee was $365,000, while the average sales price was $438,350. For many buyers, especially those shopping near or below the median price point, the increase in available inventory may create new opportunities.
