Knox transactions year-to-date $454 million

Hope you had a chance to enjoy a long weekend. I know the employees in my office were glad to have an extra day.

The week of Feb 13- 17, 2023, ended with 1,170 documents recorded. 232 were Trust Deeds (loans) with a combined total of $56 million. Two loans over a million dollars were recorded. The largest of those was $6.5 million which was funded by Wilson Bank and Trust. The other was $1.38 million loaned by TNBANK.

Warranty Deeds made up 161 of the total documents recorded. Those had a total value of $57.9 million. There were five properties that changed hands for amounts over $1 million and two were commercial properties.

Mesana Investments LLC sold more lots in the Thompson Meadows subdivision in the Corryton community. D.R. Horton Inc. purchased 33 lots in this new neighborhood for $1.56 million.

The other commercial property is on Data Lane in West Knoxville. GBS Capital LLC and SouthShore Capital LLC sold the building located at 1001 Data Lane to Electric Power Research Institute Inc. for $5.87 million. Just last week the building next to this was also purchased by Electric Power Research Institute Inc. These buildings are in the Corridor Park Technology community on Dutchtown Road.

The three-year comparison chart below shows a slower start to 2023, but still, the numbers in Knox County are high – new homes and residents are coming in every day.
