The Knox County Register of Deeds office is in place to serve the citizens of this great place so many of us call home. With that comes a duty to inform and help protect your most valuable asset, your home. Many of you know that we have a Fraud Alert Program in place. It will email a notification when documents are recorded in your registered name if you enroll. This week, someone brought in a postcard notification he had received, requesting his immediate attention regarding his property. It looks very official and could easily deceive someone who is not aware of the many schemes in motion today. The notice is completely bogus. Now on to the real estate activity for the week ending June 12, 2026, we recorded 1,495 new documents pertaining to real property, which is 50 less than the week prior. Trust deeds financing land accounted for 363 of these transactions at $134.24 million in total value. The week prior reported 44 additional mortgages and $45 million more in value. A total of eleven loans were processed with values of $1 million or more. Pinnacle Bank funded the largest mortgage for $12.8 million. The second-highest loan was for $5.8 million, backed by Bank of Tennessee. The other high-value trust deeds are outlined below:

Property sales were down by roughly the same margin as financing on the week. We recorded 253 new warranty deeds with an aggregate value of $123.64 million. Although the week prior reported 46 additional transfers, it only carried $23 million more in value. In total, 13 properties sold for $1 million or more. Only four of those were commercial transactions.
The most expensive sale of the week was the Cedar Hill Apartments on Gleason Road in West Knoxville. 8324 Gleason LLC purchased the complex from Cedar Hill Apartments (TN) Owner, LLC for $7 million.

The next large sale was the Pure Magic Carwash on Simmons Road. The carwash, which is located beside the Pilot on Lovell Road, went for $4.1 million. MD Roseberry Inc. sold to Henry B 300 Simmons Road, LLC.
Coming back to just north of downtown, the lot on the corner of Edgewood Avenue and Whittle Springs Road changed hands. Reflects Business, LLC, which is a Texas company, purchased the property from 1617 Lauderdale Hwy, LLC for 2.4 million.
The last high-value transfer was for development off Governor John Sevier Highway. DR Horton, the largest home builder in America, purchased 29 additional lots in the Prices Point subdivision. BGD Development collects $2.36 million on the sale.
