Last week was the first week of August. We recorded 1,547 new instruments pertaining to real property. That is just over 600 fewer documents than the week prior. Often, the end of the month is busier in the register’s office.
On the real estate financing side, we recorded 369 new trust deeds on land with a cumulative value of $358.92 million. That is right at 50 fewer loans recorded while capturing $130 million in additional value when compared to the week prior. There were 18 mortgages in total with values of $1 million or more. Five of those were over $10 million.
Bank OZK financed the largest trust deed of the week at $131 million, covering the entire difference from the previous week. Walker & Dunlop LLC backed the second-largest loan at $49.96 million, and FirstBank funded a loan for $40.30 million. Mid River Funding LLC financed $37.17 million. The last loan over $10 million was backed by Renasant Bank, totaling $12.35 million. The other high-value loans are outlined below:
We recorded 242 warranty deeds on land with an aggregate value of $124.20 million. This is roughly 40 fewer transactions and $40 million less in total land value transferred when looking at the week before. However, there were 22 sales with a value of $1 million or more. Only three of those were commercial transactions.
The largest commercial transfer of the week was the property at the corner of Bakertown and Schaad Roads. Ball Camp Commercial Partners sold the property to Orange West Knoxville LLC for $4.3 million. Orange West Knoxville II LLC purchased the adjoining lot from Calton Development LLC for $1.85 million. The plans are to build a Walmart Market on these properties.
The third and final high-value sale of the week was for the PALS (Personal Auto Locator Service) right off Callahan Drive. Located at 6751 Wilbanks Road, the car lot can be seen from
I-75. White Properties III, LLC collected $2.5 million from a private trust on the transaction.
