Family trust sells 57 acres near Briar Glen for ~$9 million

During the week of Sept 16-20, a total of 1,294 documents were added to Knox County’s property records. The total value of the 296 Trust Deeds (loans) recorded was $91.13 million.

Six loans were valued at more than $1 million with the two largest loans financed by Home Federal Bank of Tennessee. The largest was $6.04 million and the second most valuable at $5 million. The others are as follows:

Warranty Deeds accounted for 201 of the documents recorded with a cumulative value of $99.11 million. Eleven of those properties had sales prices over $1 million, four of which were commercial properties.

Across from the Civic Coliseum, the University Diagnostics Center and the adjoining unused lot were also on the list. MMPF II MPA Portfolio SPE LLC sold the property to TCH Knoxville LLC for $4.53 million.

And the last two on the list came from a family-owned property in West Knoxville on Ebenezer Road. The property was sold in several transactions this past week and two were for large parcels with high price tags. The private family trust owning the 57-acre property between Hanna Place and Briar Glen subdivisions sold a 33.13-acre parcel to S&E Properties LLC for $3.61 million. In a separate deal, the trust sold 23.45 acres to Crescent Springs LLC for $5.16 million.

Month-to-date we have recorded 886 loans (23 over $1 million) and 637 property transfers (34 over $1 million).
