The week ending May 17, 2024, put 1,396 new deeds on the books.

Property transfers (Warranty Deeds) accounted for 242 of those recordings with a combined value of $124.15 million. Ten of those properties sold for $1 million or more, five of which were commercial properties.

The highest value and most visible of the five commercial properties over $1 million is the Holiday Inn at Cedar Bluff. Gibson Ventures LLC sold the property to three investors: Ephant Group-HI Knoxville LLC, Ultimate Storage Plex and AMBE Hospitality LLC. The property transferred ownership at $15 million.

The next property on the list is just across the interstate at the intersection of Cedar Bluff Road and N. Peters Road. Grow Properties LLC purchased the office building at 252 Harry Lane Blvd. from 3 Amigos Holdings LLC for $1.09 million.

Further west, a desirable lot on S. Northshore Drive close to Choto Road changed hands. Wilko LLC sold the 11-acre plot to 12320 S. Northshore Dr. LLC for $3 million.

The last two commercial properties to sell for over $1 million are in East Knoxville. Trinity Hills Assisted Living at 4611 Asheville Hwy was sold by CHG Senior Living Real Estate of Knoxville LLC. BFG Knoxville Propco LLC purchased the property for $3.65 million. Not far from there, two parcels on Rutledge Pike sold for $1.8 million. Renfro Construction Company Inc. sold the combined 5.8 acres of 4817 and 4823 Rutledge Pike to Tennessee Auto Salvage & Recycling Inc.

Bankers kept busy closing the 222 loans that were recorded. They had an aggregate value of $109.8 million. First National Bank of Tennessee funded the highest-value loan of the week for $10 million, as well as another for $1.83 million.
