East Knox Kohl’s property sells for $8.4 million

Last week the office recorded a total of 1,175 documents. Of these, 296 were warranty deeds that had a value of more than $117 million. Though mostly residential property transfers, the 11 transfers of $1 million or more did include four commercial properties.

The highest value and most prominent is the property currently occupied by Kohl’s department store on Washington Pike in East Knoxville. Last sold in 2018 for $5.8 million, last week this 32-acre property was sold by NNN Knoxville TN Owner LP to FRC Genesis Fundsub V LLC for $8.4 million. The Blue Cross Blue Shield Insurance office building on Bearden Hill was another highly visible property to change hands. Blue Cross Blue Shield of Tennessee Inc. sold the building to Homberg Properties LLC for $4.35 million.

Centerpoint Commons LLC sold an office building located on Common Points Drive just off Pellissippi Parkway to Miller Ventures Group LLC for $1.7 million. The Steps House, a local nonprofit focused on homeless veterans, has purchased another multi-family residential building for their cause. Orangenash LLC sold the small apartment building located on Moody Avenue in South Knoxville to The Steps House Inc. for $1.1 million.

In lending, the highest value loan funded for the week was $4.08 million. That and the other 418 trust deeds recorded had a total of more than $114.8 million. Loans over $1 million made up 12 of that total, with the highest loan of $4.08 million being funded by Pinnacle Bank. The other top lenders were:

Although the number of deeds recorded is slightly lower than the previous year, the value is still higher.
