10th apartment complex sells for over $10 million

I have had lots of calls about a letter that was sent out asking people to get a copy of their own deed. The letter is not from a government agency and the letter explains that. The last week of October ended with 1,242 documents being recorded. 211 of those were Warranty Deeds which had a total of $135.7 million.

Nine properties over $1 million were transferred last week, with 6 being commercial sales.

The top sale of the week was the 10th apartment complex valued at over $10 million to change hands this year. Brendon Park Associates LLC & MM Brendon Apartments sold the Brendon Park complex on Grayland Drive in the Cedar Bluff neighborhood to Dominion Brendon Park LLC for $56.7 million.

Fairfield Inn and Suites at Strawberry Plains and I-40 sold for $7.2 million

The second most valuable transfer was for the Fairfield Inn and Suites on Cracker Barrel Lane near the Strawberry Plains interstate exit. Haven Inc., which has owned the property since 2007, sold the hotel to JS Hospitality LLC for $7.2 million.

4700 Old Kingston Pike sold for $2.4 million

Still over a million but nowhere near the cost of an apartment complex, AHM Properties, having owned the building where the U.S. Forest Service has an office since 1984, sold the building at 4700 Old Kingston Pike to HBC 4700 Partnership for $2.4 million.

706 South Gay sold for $1.7 million.

A Gay Street building has a new owner as of last week – Hatcher Hill 706 Gay St LLC sold the building at 706 South Gay to Boghani Properties LLC for $1.7 million.

Just off East Millertown Pike, the neighbors of Clear Springs Plantation will soon see construction begin on the addition called The Highlands at Clear Springs, now that 40 lots have been sold. Clayton Properties Group Inc. sold the lots to Square 1 Construction LLC for $1.56 million.

And our last million-dollar highlight is on Oak Ridge Highway. Rocky Top Air Inc. sold the property at 7327 Oak Ridge Highway to Invo Peo for $1 million.

339 Trust Deeds were recorded last week which had a total of $126.3 million and included 8 loans over $1 million. The largest loan was financed by ORIX Real Estate Capital LLC in the amount of $42.9 million. Two large loans were privately financed and the others were:

The three-year comparison below shows the differences in the economy well. It also shows that Knox County is a great place to live because new homes are still being built and sold every day!
